The Wraps Are Coming Off 1110 Park Avenue, Rendering And Reality Match!

Closer look at the top (A Fine)

On my favorite stretch of Park Avenue in Carnegie Hill the wrapping is nearly off Toll Brothers' 1110 Park Avenue. The high end condo fits seamlessly into it's environment, clad in all Indiana limestone and sporting a Parisian flair. With classic and simple lines, it is no surprise that the renderings and reality are a near perfect match. Using a different architect (Barry Rice), the building bares a strong resemblance to Toll's "The Touraine" down on 65th and Lex. That building, by architect Lucien Lagrange, was a contender for A Fine Blog's "Building of the Year" back in 2012. If it's not broke, why fix it would be the working logic. Heather Weed Niehoff from VOA Associates (formerly of Lucien Lagrange) is the architect responsible for the remarkable façade.

Prices start in the mid-$3000's, which is just a tad higher to other nearby new developments at the $3000psf price point like 60 East 86th and 151 East 78th, but you would figure the Park Avenue address would command this premium.  Amenities include fitness center, 24 hour concierge, and a wine cellar with tasting room with wood burning fireplace. The units themselves are designed by the esteemed Christopher Peacock and the plethora of high end features is too great to mention without getting insanely jealous. There are 9 units total in the 15 story building including a 7000sf penthouse listed at $35M with 5 bedrooms and 5 1/2 baths. At least one of these recently marketed residences is already listed as "in contract."
