McSam Hotel Rises At Union Square, Gotta Hate Those Lot Line Windows

Lot line windows, ouch!

I've been watching this lot for quite some time, wondering when and if it would be built. It's 132 Fourth Avenue (13th Street), and it will be a 162 unit, 11 story McSam (Sam Chang) hotel. There is finally movement and the steel beams are rising! You have to appreciate that Sam at least preserved the attractive turn of the century pre-existing exterior. You can bet that some of the owners at 77 East 12th Street are wishing that the financial meltdown would have stopped this one altogether. Gotta hate those lot line windows!

  2. Of course its legal they had no right putting windows up anyway, its temporary to put windows up like that unless you buy the air rights or u are a corner lot. Its not even changs responsibility to close em up its the others bldgs.

  4. You can put in lot-line windows without air rights or being a corner lot, you just have to sprinkler the window and have an easement that states the window can be blocked by a building next door with no recourse. No laws against it, though.

  7. In the first place, they shouldn't put the window because it will be very inconvenient to next building. Architects should know everything including the law before they build the building.

  8. Lot line windows are legal and it can take up to 10% of the surface area of the lotline's elevation. They must be made of metal and the glass either ceramic or has a barb wire.
